Madipakkam Ram Nagar is situated close to the IT hub of Chennai city, yet one of the most peaceful and calm residential localities. It is hardly 1.5 km from the Velachery Main Road, about 2 km from the MRTS Railway Station and about 5 km from the Old Mahabalipuram Road (IT Highway).

TCS Velachery is only about 3.5 km while Sutherland technologies is about 2 km and TCS Thoraipakkam is about 4.5 km from the OMKARA site.

There are atleast ten more IT parks coming up within a radius of 3 km from the site which are under construction. VINDHYA’S OMKARA project has four Independent duplex bungalows built on 4800 Sq.ft of land and each bungalow will have a share of 1200 Sq.ft. of Land with landscaping pleasing to the eyes.

General Specifications

Structure

R.C.C framed structure. 9”Brickwork for External walls and 4.5” Brickwork for internal walls with plastering on both sides.

Flooring

2’x2’ vitrified tile flooring for Living, Dining and Bedrooms. Johnson Ceramic tiles for Kitchen, Bathrooms, Balcony and Utility area. Kota stone would be laid on the steps.

Doors and Windows

Solid Teak-Wood Main Door with Teak Wood frame. Teak frames for all doors and windows. Designed panel doors for bedrooms and waterproof flush doors for Toilets and balconies. All window shutters in Teak with well designed grills.

Toilets

Glazed ceramic tiles on walls upto 7’ height. ESS ESS or equivalent brand toilet fixtures would be used. Wall mixer and Health faucet would be provided in all toilets. Parryware/Hindware sanitary ware of any pastel colour would be installed.

Kitchen

Granite cooking counter, stainless steel sink with drain board. Glazed ceramic tile up to 3’ height above cooking counter. Provision for Aqua-Guard, microwave, electric chimney and exhaust fan. Washing machine point provision in the utility.

Painting

Emulsion for internal and external walls. French polish for main door. Enamel (Satin finish) paint for all other doors, windows and grills. All painting materials would be of Asian or Equivalent brand.

Fire-retardant cables from Finolex or equivalent brand would be used. Modular switches of Anchor or equivalent brand would be used. Concealed Telephone and Television points would be provided in the living and Master bedroom. A/C power point would be provided in all Bedrooms. Ample lighting and power points would be provided.
